Whether you've just moved into a period property in Cirencester, you're preparing a holiday let near Burford for the season, or you've simply never had your chimney swept and aren't sure where to start — this page answers the questions we hear most often. No jargon, no upselling, just clear local knowledge.

How much does a chimney sweep cost in the Cotswolds?

Chimney sweeping with Cotswold Soot & Stone starts from £60 per flue, and that price includes a sweep certificate issued at the end of the visit. There are no hidden call-out fees.

The exact cost depends on the type of flue, how long it is, and whether there are complicating factors — such as a severe soot build-up, a particularly deep inglenook, or a blocked cowl that needs clearing first. We'll always let you know upfront if we expect anything out of the ordinary.

If you have more than one fireplace or you're a landlord or holiday let owner preparing a property, it's worth asking about combining the sweep with a gutter or exterior clean on the same visit — it saves you booking two separate tradespeople.

How often should I have my chimney swept?

The answer depends on what you burn and how often you use your fire. As a practical guide:

  • Smokeless coal — at least once a year
  • Seasoned wood / logs — at least twice a year (once before the burning season, once during or after)
  • House coal — at least twice a year
  • Oil or gas fires — at least once a year

These are minimum recommendations. If your fire is in regular daily use through a long Cotswold winter, sweeping twice a year is a sensible habit regardless of what you burn. A build-up of soot and creosote in a flue is the main cause of chimney fires — and creosote forms faster when wood is anything less than fully seasoned.

Does a period property or inglenook fireplace need more frequent sweeping?

Not necessarily more frequent — but it does need more careful attention. Inglenook fireplaces are wide and often have complex flue routes that narrow as they rise. Older Cotswold stone properties may also have original lime-pointed flues that need a gentler approach than a modern lined chimney.

The flue in a working inglenook tends to collect soot across a much wider area than a standard fireplace throat, so a thorough sweep takes longer. We make sure the full width of the gather is cleaned, not just the narrow flue above it — a step some sweeps skip.

If you're buying an older property and don't know the history of the chimney, a chimney inspection before your first use is a wise precaution. We cover properties across the Cotswolds, from Chipping Norton to Cheltenham, and see a wide variety of flue types in period homes.

The same care, whatever the fireplace

Whether you have a contemporary log burner set into an old Cotswold stone breast or a traditional open fire that's been burning for decades, the principle is the same: a clean flue draws better, burns more efficiently, and carries far less risk.

We sweep both open fires and log burner flues, and we're used to the variety of chimney types found across Gloucestershire and Oxfordshire — from single-stack terraces in Moreton-in-Marsh to multi-flue manor houses outside Stow-on-the-Wold.

About Our Sweeping Service

What is a sweep certificate and do I need one?

A sweep certificate is a written record confirming that your chimney has been professionally swept on a given date. It typically includes the address, the type of appliance and flue, and the sweep's details.

We issue a certificate after every visit as standard — there's no need to ask.

You may need one for several reasons:

  • Home insurance: Many household insurers require evidence that your chimney was swept within the previous twelve months before they will pay out on a chimney fire claim. A certificate is that evidence.
  • Holiday lets and rentals: If you rent your property as a holiday let or on an assured shorthold tenancy, a sweep certificate is a straightforward way to demonstrate that the property's fire is safe for guests or tenants.
  • New appliance installations: A HETAS-registered installer fitting a log burner will often require the existing flue to be swept and certified before signing off the installation.
  • Peace of mind: For many of our customers, it's simply the record that confirms the job was done properly.

Can birds nesting in my chimney cause a problem?

Yes — a nest in the flue is a genuine safety and practical issue, not just an inconvenience. Jackdaws are the most frequent offenders across the Cotswolds. A jackdaw nest can grow large enough to completely block a flue, and they build with sticks, wool and other materials that are highly combustible.

The key things to know:

  • Jackdaws and most other nesting birds are protected under the Wildlife & Countryside Act 1981. Once a nest is active — that is, eggs or chicks are present — it cannot be disturbed until the birds have finished nesting and left. The nesting season typically runs from early March to late July.
  • Outside of the nesting season, or once a nest has been vacated, we can remove it and sweep the flue clear.
  • The best long-term solution is a correctly specified chimney cap or bird guard fitted after the nest is removed. This allows the flue to draw freely while preventing re-entry.

If you've noticed birds going in and out of your chimney pot — or you can hear them inside — get in touch and we'll advise on timing and next steps.

Is chimney sweeping required for home insurance?

Most household insurance policies that cover a home with an open fire or wood burner include a condition requiring the chimney to be swept regularly — usually at least once a year, sometimes twice. The exact wording varies between insurers, so it's worth checking your policy schedule.

What is consistent is this: if a chimney fire occurs and you cannot demonstrate that the flue was swept and maintained, your insurer may reduce or refuse a claim. A sweep certificate is the simplest way to evidence that you've met your policy obligations.

Landlords and holiday let owners have a particularly clear interest in keeping certificates up to date — both for their own insurance and as part of demonstrating a duty of care to guests and tenants.

We issue a dated certificate after every sweep. Keep it with your household documents and you have exactly what an insurer would ask to see.

Do you sweep log burners as well as open fires?

Yes. Log burner flues and open fire flues both need sweeping, and we work with both regularly across the Cotswolds.

A log burner flue — typically a flexible stainless steel liner inside an older chimney breast — tends to accumulate a different type of deposit to a traditional open flue. If wood is burned when it isn't fully seasoned (below 20% moisture content), it produces significantly more creosote, which coats the liner and, over time, creates a fire risk.

We check the condition of the liner as part of the sweep. If we spot anything that warrants a closer look — cracking, damage to the register plate, or a connection issue at the stove collar — we'll tell you clearly and without pressure.

If you're considering installing a log burner in a Cotswold property, the flue will need to be inspected and swept before installation, and a certified installer will usually require a sweep certificate. Get in touch and we can walk you through what's involved.
